Water intrusion takes many forms. It can be the result of faulty construction practices that lead to costly remediation. It can be caused by damaged pipes or bathrooms in an upstairs neighboring apartment, or be due to a high water table leaching into an improperly constructed basement area.

No matter what the source of the water, Mike Panish is an experienced water intrusion and defect expert who has the expertise and experience to analyze and help you evaluate your claim. He has been the retained expert on many multi residential water intrusion cases where everything from leaking roofs, clogged drains, and leaking pipes have created enormous costs to owners and tenants. Owners and tenants were often told that they had the responsibility of repair. When, in fact, the causes of the damage originated in the general common area of the project. Other times, inappropriate usage of an upstairs neighbor's bathroom created flood damage.

Mike has renovated and evaluated antique buildings with stone basements that have been damaged by hidden water intrusion, and has helped to determine the appropriate course of action to affect repairs that have maintained the historic fabric of the buildings, while assuring the structural integrity of the properties for the future usage.

Mike has been involved in many single family residence water intrusion cases where a contractors improper construction practices had damaged structural elements of the home. After Mike had ordered destructive testing of affected parts of the residence, it was discovered that improper piping and poorly engineered drainage systems created a mold infestation and significant structural damage to the framing of the residence. A small renovation done incorrectly resulted in millions of dollars of damage to the home leading to extensive reconstruction and mold remediation to repair the subject property.

In commercial and hospital environments, Mike has been a retained consultant and contractor used to stop water intrusion issues. Resultant damage of these water intrusion issues have included lower level erosion of concrete, major damage to flooring materials, and the development of molds.
